Welcome

Aloha and welcome to one of the nation’s premiere tax and wealth transfer conferences. Practitioners interested in keeping abreast of the latest developments in tax and wealth transfer education are certain to welcome the opportunity to participate in the 56th Annual Hawaii Tax Institute sponsored by the Hawaii Tax Institute Foundation and Chaminade University of Honolulu. This year’s program provides unparalleled education and professional development opportunities delivered by a diverse and distinguished faculty of recognized tax and wealth transfer authorities with a positive approach to current and practical subjects. While the Institute is designed primarily to serve as a forum where tax and wealth transfer oriented people may freely exchange ideas on practical problems, professional status is not a prerequisite for registration. This program is designed for attorneys, accountants, financial planners, planned giving professionals, bank and trust administrators, insurance agents, elder law specialists, non-profit administrators, wealth management professionals, enrolled agents, educators, and others who would benefit from high quality continuing education. The highest level of learning has been the hallmark of prior Institutes and we shall endeavor to again maintain this standard.

We Are Family.

Dear associates and friends,

We know we speak for the entire List Sotheby’s International Realty community when we say we are heartbroken over the unimaginable devastation that the people of the Bahamas have suffered at the hands of Hurricane Dorian. Our Bahamian friends have undergone a historic tragedy as one of the most powerful storms ever recorded hovered unrelentingly over the islands.

Always and especially in this moment of hardship, we stand together with our Sotheby’s International Realty network and all of the Bahamians and loved ones that have had to endure this tragedy. As such, we are determined to aid the Bahamas and our family at Damianos Sotheby’s International Realty.

We would like to ask for your support to help, through monetary donations that will be donated to Hope Town’s relief fund. ONE Sotheby’s International Realty has partnered with three extraordinary teams to support the Bahamas through monetary donations and a relief drive. Let’s rally together and make a difference where everything is at stake. There is one week left to make one FINAL PUSH towards the goal of raising $1,000,000. Donate today.
Ends October 1st 2019.

HOW YOU CAN HELP:

The Winslow/Sands Initiative
The Winslow Family and the Sands Family Foundation will match, dollar for dollar, all

Additionally, Constellation Brands will be donating use of their corporate plane to transport supplies being gathered in New York down to Florida where we are working with Poseidon Shipping to transport over to Elbow Cay. The initiative has received incredible support and they have increased their goal to $1,000,000! We are incredibly grateful for your support and look forward to making a difference together.

Urban Honolulu Among Top 5 Metros Affected by the New Tax Law

Rainbow over Honolulu

The National Association of REALTORS® (NAR) recently conducted an analysis to identify which metro areas will be most affected by the new tax laws. NAR’s research determined that those metro areas with a high percentage of homes with mortgages that are worth over $750,000 and those metro areas where home owners typically pay more than $10,000 for real estate taxes, will be most impacted.

The good news is that an estimated 95 percent of home buyers and homeowners will not likely be impacted by either new provision. The remaining 5 percent will be impacted by one or both.

While San Jose, CA and San Francisco, CA are expected to be hit by both provisions, Urban Honolulu ranked 5th for just new parameter: areas with a high percentage of mortgages over $750,000.

Researchers created the maps below which show how many homeowners will be impacted for each finding for 382 metropolitan areas.

Metro Areas with Mortgages over $750,000

5 most affected areas:

San Jose-Sunnyvale-Santa Clara, CA Metro Area
San Francisco-Oakland-Hayward, CA Metro Area
Santa Cruz-Watsonville, CA Metro Area
Santa Maria-Santa Barbara, CA Metro Area
Urban Honolulu, HI Metro Area

Mortgages over $750K

Metro Areas with Property Tax in Exess of $10,000

5 most affected areas:

New York-Newark-Jersey City, NY-NJ-PA Metro Area
Bridgeport-Stamford-Norwalk, CA Metro Area
Trenton, NJ Metro Area
San Jose-Sunnyvale-Santa Clara, CA Metro Area

Record Breaking Foreign Investment in U.S. Real Estate

Foreign investment in U.S. real estate has surged to a new high, with property expenditures skyrocketing 49 percent over the past year, according to the National Association of REALTORS®’ 2017 Profile of International Activity in U.S. Residential Real Estate.

NAR_International

Nationally, China buyers continued to hold the highest sales dollar volume for the fourth straight year. However, Canadian buyers’ investments in U.S. properties saw a significant uptick. Transactions from Canadians totaled $19 billion, which is a new high for Canadian buyers in the U.S.

Looking at the luxury real estate market here on Oahu, Japan continues to dominate the foreign investment field, accounting for 81% of foreign investment in the $1 Million to $2 Million price range and 65% percent of the $2 million plus purchases through 5/30/17.

Oahu Luxury Foreign Investment

National Association of REALTORS® Chief Economist Lawrence Yun says he believes the expanding U.S. and global economies will keep foreign demand high for American properties. The main challenges, however, will remain the shortage of homes for sale in the U.S. and economic and political headwinds that could curb sales activity to foreign buyers in the U.S.

With nine (9) offices in Japan and a full time Japanese sales force dedicated to Hawaii sales, List Sotheby’s International Realty is uniquely positioned to provide extensive reach into the Japanese market. Newer offices in Singapore, The Phillipines and Hong Kong later this year continue to expand our reach in the Asia Pacific.
